Kepemilikan Properti di Bali untuk Warga Negara Asing: Hanya dengan Paspor dan Visa on Arrival

According to information from the Regional Office of the Ministry of Law and Human Rights (Kemenkumham) Bali, Foreign Nationals (FN) can now buy and own property in Bali. This applies to all types of residence permits, including Visa on Arrival (VoA). However, property ownership by foreigners in Bali and throughout Indonesia is not tied to their residence permit types. Nonetheless, there are still restrictions, such as the types and prices of properties that can be purchased.

 

According to the Head of the Regional Office of Kemenkumham Bali, Anggiat Napitupulu, all types of residence permits are allowed for property ownership, and the Ministry of Agrarian and Spatial Planning/National Land Agency will determine the types and prices of properties that can be purchased by foreigners. Nevertheless, Anggiat believes that this policy should not raise concerns because FN still need to have a residence permit when conducting transactions, and property ownership will not affect their immigration status.

 

DetikProperti reports that now foreigners can easily own homes in Indonesia with just a passport, although there is a minimum price limit for properties that can be purchased by FN. The Minister of Agrarian and Spatial Planning/National Land Agency’s decision specifies different minimum property prices for each region, as follows:

  1. DKI Jakarta: IDR 5 billion
  2. Banten: IDR 5 billion
  3. West Java: IDR 5 billion
  4. Central Java: IDR 5 billion
  5. East Java: IDR 5 billion
  6. Yogyakarta Special Region: IDR 5 billion
  7. Bali: IDR 5 billion
  8. West Nusa Tenggara: IDR 3 billion
  9. North Sumatra: IDR 2 billion
  10. East Kalimantan: IDR 2 billion
  11. South Sulawesi: IDR 2 billion
  12. Riau Islands: IDR 2 billion
  13. Other provinces/regions: IDR 1 billion
