
Bali has become the most sought-after region for residences during the period from July 2022 to July 2023. Data indicates that the popularity of properties in Badung has grown, from -1.5 percent to 1.4 percent, while Denpasar has increased from -0.7 percent to 0.9 percent. The annual growth in popularity remains higher compared to cities like South Jakarta (0.8 percent) and Bandung (0.7 percent). Firman Pamungkas Putra, Associate Vice President Marketing of 99 Group Indonesia, explains the reasons behind this phenomenon in his report on Saturday (26/8/2023).
According to Firman, the interest in Bali properties is influenced not only by its status as a tourist destination but also by various regulations and policies that facilitate Foreign Nationals (FNs) to settle there. Firman is optimistic that the government’s plan to formulate Golden Visa regulations (a special visa for investors planning to invest in Indonesia) in the near future will have a significant positive impact on property investment, not only in Bali but also throughout Indonesia.
There are five regions in Bali that are favorites among property seekers, with Badung leading with a popularity rate of 48.2 percent. Other popular regions include Denpasar (29.9 percent), Gianyar (13.1 percent), Tabanan (4.7 percent), and Buleleng (2.6 percent). Firman explains that Badung, Denpasar, and Gianyar are favorite tourist destinations for both domestic and international tourists. Their accessibility to and from Ngurah Rai International Airport, along with comprehensive public facilities and commercial developments, make these three regions the top choices for tourists.
Firman also highlights that the popularity of Badung as the central hub for tourist activities in Bali records the highest yield, at 4.9 percent. This figure is relatively higher compared to other major cities, including the Jabodetabek area. Therefore, Badung is considered a highly potential region for property investment.
